Barn Conversion in Sonoma County

I will develop a project plan for a barn structure that I will be converting to a living space through the use of natural building techniques. The plan will include details that we have been learning about in class, including: program, site selection and preparation, measurements, passive solar elements, composting toilet, material selection and acquisition, timeline, etc. Photos and sketches will be included, as well as future blog updates to keep the class informed of progress and (eventual) completion.

What is the program for this space?

  • Who – Caitlin & Dave, their occasional guests, and potentially a larger network of family & friends
  • What – a cabin initially used for weekends and eventually longer durations. Needs kitchen, bathroom, and sleeping space.
  • When – phased in over 3 years; timeline to be determined
  • Where – existing barn: Penngrove, Sonoma County. Flat, drive-up access. Slope adjacent to long side (south).
  • How – mostly Caitlin & Dave's labor, with help from some friends (Sparks, a contractor) & family.
    • Budget - ~ $5K
Other considerations: What permits should be obtained? Which material should be used for each wall? Which materials (natural & upcycled) are available on the ranch?  What tools will we need to purchase or borrow? How will weather/seasons impact plan & project timeline? How will this structure impact property value?  What precautions should be taken in regard to wildlife?

The barn on the right is open and available to build out. This view is of the west side of the structure.

This is the south wall of the barn. There's a moderate slope that has potential for a composting toilet system.

The dimensions of the barn are posted in the image above.  The floor is dirt.  The long walls are horizontal planks of wood, many of which are rotting and warped.  There are 9 posts with 6' of wall span between each.  It's unclear how/if the posts were secured with concrete.  The roofs appears to have some insect nests (potentially termites).  There is no insulation.  The barn does have water and electricity.

This is a rough map of the property.  Because the main house is so nearby and has a bathroom and kitchen, the first goal of this project is creation of a sleeping space within the barn.
